Earlier this year, a bad windstorm blew off some shingles. The roof is five years old but is now noticing mold and a bad smell, indicating that the leak had likely been ongoing longer than initially thought.

A homeowner from West Allis, WI, discussed several key renovation needs during our meeting at the NARI show in Milwaukee. His current roof, a 3-tab installation from 1999, shows signs of wear and lacks essential components like drip edge, despite no active leaks. However, the roof requires attention due to missing drip edges and general deterioration.

Additionally, the homeowner expressed interest in integrating two dormer downspouts, securing sagging fascia metal on the rear south side of the first level, and addressing rot issues necessitating redecking for both the house and detached garage. Furthermore, he requested removal and redecking of the chimney brick with additional labor included.

To meet these requirements, we proposed installing IKO Dynasty AR shingles in Brownstone, accompanied by new step flashing. This comprehensive approach will not only enhance the roof's durability but also address structural concerns throughout the property, ensuring a cohesive and reliable renovation solution.

The roof on this home is over 20 years old with only one layer of roofing material. There was previous leaking in the garage, and the current roof consists of a single layer of 3-tab shingles that are about 19-20 years old. The project includes re-flashing two skylights and leaving the gutters as they are. The plan is to install laminated shingles, chimney flashing, skylight flashing, new step flashing, and drip and rake metal. Additionally, a ridge vent will be installed. The total square footage of the roof is 2672 sqft, and the chosen shingle color is IKO Cambridge.
