Challenge

This home had a flat roof porch replacement that was sagging and leaking, with edges that were pulling up due to the age of the roof and/or general wear and tear. The homeowners were constantly worried because there was some leakage into their three-seasons room.

Solution

We went in to fully replace the entire EPDM flat roof with new plywood and decking/fascia. We used EPDM rubber since it was a flat roof, and CDX plywood. Take a look at the differences below!

Finished product! A lovely EPDM porch with sturdy gutters (seen in this home's Before & After photos) to keep their three-seasons room leak-free.

We recommended new gutters as well as the desired EPDM replacement since the existing gutters were in poor shape, and had been caulked a number of times. They could wait for new gutters in this specific location for when they were ready to replace all of the gutters, but replacing gutters attached to a flat section can be much more difficult after the rubber is on, as the rubber runs down into the gutter. Some gutter companies won't even do them once the rubber is on!
