Even though this roof was newer (7 years old), they had a severe ice damn last year that caused significant damage. The painter that helped them with some repairs mentioned how the roof looked different in the spot where the ice damn was. The homeowner mentioned how their original roofers came out and didn't think anything was wrong, but she still wanted a second opinion. Klaus Roofing Systems to the rescue! In this before photo, you can guess where their large ice damn formed, just by looking at the gutter areas.
We replaced some rotten and damaged wood with CDX plywood, along with IKO GoldShield Ice and Water Protector on the entire area to help avoid similar future ice damns from damaging their roof. We installed new Owens Corning Duration architectural lifetime shingles, as well as Air Vent ShingleVent II ridge vents on all ridges. With new flashing in the valley, this roof should be able to withstand the coming winter storms.
This home needed repairs to a leaky sunroom light that had water dripping into its sunroom. As you can see from the before image, the repairs made previously were less than effective, causing the homeowners anxiety every time it rained or snowed.
We were able to create a custom skylight flashing and also replaced all the rotted wood underneath a few rows of shingles. We used IKO Ice and Water to stop the leaking, CDX plywood to replace the rotted wood caused by the previous leaks, and a new kick-out flashing that would run the water away from sitting about the skylights.
Ryan brought Nick and Ralph on the job to assess the situation since we have never really seen anything like this- we wanted to make sure the estimate was accurate, and that all the work needed to be done could be accomplished.
This customer had no damage or issue with the roof on his home at all he just wanted to put a vent in his roof above his kitchen area along with a bigger vent put into his roof in his bathroom. The owner supplied the vents and most material used and our team installed!
The final product was we added a large kitchen vent for them as well as replaced a 4-in bath vent with a 6-in bath vent and the customer was very pleased with the finished product.
